With the continuation of legal requirements and regulations being placed on Landlords, and increasing responsibilities, make the task of being a Landlord a daunting prospect. Managing a property and dealing with the day-to-day issues that arise during a tenancy can be both demanding and time-consuming.

It is not always possible for Landlords to deal with matters immediately, where a managing agent is there and able to compently deal with issues behalf of the Landlord, thereby ensuring the smooth running of the tenancy. This minimises void rental periods and increases the likelihood of the tenants renewing at the ends of their tenancy.

Corporate tenants will generally insist that any property they rent is fully managed by a
managing agent.

  • Finding the right tenants for your property

  • Obtaining and checking references on your behalf

  • Preparing the tenancy and signing in the tenants

  • Obtaining the deposit

  • We can also undertake the inventory of the property


Harold Griffin’s residential management services includes:

  • The collection of rent

  • The payment of all outgoings on behalf of the Landlord
    (subject to there being sufficient funds in their rental account)

  • The managing of rental accounts and provision of a rental statement

  • Holding the deposit as stakeholder

  • Undertaking the inventory and dilapidations at the beginning and end of the tenancy

  • We will liase with the tenants, monitor the property and handle any routine problem to emergency repairs

  • Handling insurance claims

  • Arranging for the Landlord’s legal requirements to be fulfilled such as gas/electricity safety certificate and meeting fire regulations.
